We cannot be sure how much the increase will be, it depends on location and what property is it, landed, HDB or condo. If let say you increase the selling price, a lot higher than bank or HDB valuation, that means buyer will need to be able to fork out the cash portion since banks are not matching to your selling price. In this case, lesser people will be interested, unless there is something about your property that they like so much that they are willing to pay and have the ability to pay the cash portion.
