Hi Buddy,

Honest truth, No!

Why?
1) Because if the plots of land were to be sold in a collective sale, for instance, the new developments could not be residential buildings under the new zoning.
2) From en-bloc to new building is up, it is at least 5yrs of waiting time!
3) Redeveloping the land could be costly as well as development charges are higher for commercial land. Eg: for a 1,500 sq m commercial plot the charges would be $12.9 million as compared to $3.5 million for a similar residential parcel.

If you have bought your property on the back of the promises and potential of rezoning, you could be in for a good ride!

Nonetheless, what's done cannot be undone. Let's work together on an exit strategy and move on from there. How does that sounds?

Sincerely yours,
Edvan Lee (李钊昆)
