The best way to know your valuation is still to do a valuation report. Only a qualified valuer assigned by HDB can access and give you the actual valuation. Cost of valuation submitted by the home owner is at $170.50.

Agents can only give you an estimated with a $5,000 ~ $20,000 difference from the actual valuation.

Just to give you an insight of the recent market prices,
Blk553, #06-#10, 104sqm sold for $365,000 in Feb 2011.
Blk557, #11-#15, 104sqm sold for $356,000 in Jan 2011.

You can expect the valuation to be somewhere between $340,000 ~ $355,000.
