At current stage, the impact of rezoning to the value of apartments is not clear as it will be the demand of units within the area that will determine if value goes up or down. Should housing demand spike in terms of purchase or rental, we will definitely see prices moving northwards and vice versa. Moving forward with the area being zoned as commercial/institutional use, the end user of these properties will determine if there will be inflow of demand requiring residence within the location. We cannot neglect that the surrounding areas like Paya Lebar and Aljunied area which will relatively increase the supply of residential units to support the general growth in the sector too. Perhaps the wisest thing right now is to monitor unless you have a compelling reason to make a decision somehow.
