Which part of Senja Rd is a good place to get an HDB flat for own stay and capital preservation as prices along this street can vary by $200k for similar sized units? All your opinions appreciated.

Along Senja road, there are mainly 2 cluster of flats.

(1) Blk 61x & 62x, remaining lease of 8x yrs
(2) Blk 63x, remaining lease of 9x yrs, meaning just fulfilled MOP.

If you are comparing these 2 clusters, you will find there are a gap in price.

The main reasons are:
(a) You can only sell after 5 yrs min (MOP).
(b) You will only sell properly 10 yrs later, need time to receive BTO

There are various reasons to buy and sell, but as you can see that cluster in Blk 63x will still has more than 8x yrs remaining lease.
The buyer would likely prefer to buy a newer flat than an older when they considering selling in their later stage of life.
Thus able to command better market value.

    Yes, I do notice the newer flats offer better prices compared to the older 601-5 cluster.
