The value of the flat depreciate with the number of years of balance lease and it will be more challenging to sell as it get older due to the restrictions for buyers.

Hi, yes it will definitely decline (numerically it might not, but with inflation, even if the price stays the same, it is considered a decline in resale value) as the lease decay is a real issue. With 45years lease left, it is ideal to try marketing it for sale instead of getting the short term rental income.

As the years goes by, the number of buyers it can appeal to is lesser ( partially due to inability to get loan or use CPF), and it can only be rented out at that point of time.

Of course, this is only my opinion, and perhaps we can discuss more to understand better.
