What do you mean by landlord haven't pay finish then sold the property then you as a buyer?

Hi,

1) You as a buyer need not worry about the financial status of the seller.
2) When the seller has an outstanding mortgage loan on his property.
3) When selling a property, the lawyer will ensure that the sale proceeds shall be the selling price - outstanding mortgage - funds returned to the CPF before releasing the remaining sale proceeds to the seller.
4) If the selling price is not sufficient to cover the utilized funds from the CPF, it is the seller who needs to answer to the CPF.
5) So as a buyer, you just need to ensure you have sufficient cash and/or CPF and loan to cover the purchase price.
6) If this is an HDB flat, you will have to ensure you are eligible to own it before entering into a negotiation.
7) You should apply for an HFE to kick-start the process.
8) You are not obliged to buy any flat after receiving an approved HFE. The current HFE is valid for 9 months.
9) If you are buying under the SPR family, you are only eligible to receive a mortgage loan from the bank.
10) I would recommend you approach banks to check on their packages before committing to the HFE system.
