With respect to fees when contact is renewed. I have currently been renting for 8000 per month and the 2 year lease is about to expire. I am thinking of staying for 1 more year, or moving. The landlord payed agency fees when i first moved in for two years...i have enquired about extending for another year, but the agency has said that i have to pay 0.5 months rent to them this time (i.e. the landlord will not pay) becasue it is a 1 year lease. is this standard practice?

Hope you are well.

Yes it is standard practice for tenant to pay agent's fee for a one year lease unless you opt for a 2 years lease then landlord will pay for both tenant's and landlord's agent fee. Because for a one year lease, commission payable is half month's rental.

It make more sense for your to move so you need not incur the $4000 fees. Note that you also no need to move. Because your rented 8k during the time of PEAK. With rental coming low, you can negotiate a lower price and lock it in for 2 years.

Put in the lease term that you can break the lease only with 1 years minimum stay and you will save for yourself the half month rental payable.
