Student accommodation provider Vita Student will be unveiling its latest British residential investment opportunities at two special events in Singapore this week.
Working in conjunction with Singapore real estate agency Tarian Real Estate they will be giving local investors the opportunity to purchase premium student accommodation in one of the world’s most stable property markets.
The apartments being showcased are located at the Telephone House residence in Sheffield – a city in the north of England which has a student population of more than 63,000, many of whom don’t have access to purpose-built accommodation. This means that the Vita Student residences offer an ideal rental opportunity to investors as there is a significant supply-and-demand deficit in the city.
According to Vita Student investors who purchase an apartment will receive an assured net yield of 35 percent over five years, with the properties also expected to increase in value by between 5 and 6 percent each year..
Vita Student’s Head of Business Development Asia-Pacific Justin Humphreys said: “The returns that can be achieved through the student property sector are higher than any other asset class in the U.K. This, combined with the fact that the Vita Student property is extremely high quality means that it has been sought-after by buyers from around the world.”
Telephone House is Vita Student’s eighth development to-date with more than 1,200 apartments already sold to investors exclusively through Select Property. Some 15 percent – or a staggering 180 units – have been sold to savvy investors from Southeast Asia, predominantly from Singapore and Malaysia.
Jimmy Chan, an investment analyst for a major international bank in Singapore is one such buyer.
He explained: “Academic institutions in the U.K. are going from strength-to-strength, and the quality of the education is renowned across the world. I’ve seen first-hand that students in Asia are doing everything they can to attend university there – a movement that is sure to generate a huge demand for accommodation in all the major cities.
“This made me look more closely at the student property market and I found that the potential rental returns are much higher than other property assets which obviously made me even more interested in making an investment.
“It’s easy to see that the Vita Student studios will particularly appeal to overseas students as they have all the popular modern conveniences and their families will be happy as the developments are so secure.
“So far my experience with Vita Student has been fantastic. The sales process was smooth and I have received regular update reports that show me how the build is progressing – very helpful seen as I haven’t visited the U.K.to see the project at all.”
The Singapore events are as follows:
- Wednesday June 25 | 2014: Student property seminar at The Duxton Hotel on Duxton Road from 6:30pm until 9:30pm. Attendees will be presented with information about the British student property market in general and the Vita Student product.
- Saturday June 28 and Sunday June 29 | Property exhibition in the Grange Room at The Four Seasons Hotel on Orchard Boulevard from 11am until 7pm. Specialist investment consultants from Tarian Real Estate will be on-hand to give advice about the types of property available to buy.
