Buy nearby HDB better
Buy those HDB nearby is better choice, with better river view and no evening sun -

HDB feel
The view towards canal is nice but very hot when it is direct west facing. Noise can be unbearable from young families with children, cyclists etc when they play around the vicinity.. some anti-social behaviors of residents. Unfriendly owners who report visiting guests not only to condo mgmt but also police too.. -

Worst facing condo & noisy residents
Interior full of defects at 6th floor & river views r blocked by tall trees . Very hot humid all years round when is West facing. Hostile inconsiderate neighbours . The building not sound proof when u can literally hear noisy kids shouting, screaming etc -

Negative vibes
Let's talk about pros - the river is nice but a double edge sword, it attracts noises, crowds and annoying insects daily..interior so so only with all e rooms and living hall facing WEST, humid HOT. No shopping and only 1 eating place. You need take LRT to Sengkang MRT no direct transport. Overpriced condo (more than $1.3k psf )in a lousy location of NE. Hate most e residents here, many fakes and property agents owners! Sucks. Sold it and move to Pasir Ris condo (less than $1k psf) with direct MRT route to city, no more feeder or LRT required. -

Hostile living & atmoshpere
People unfriendly, hostile, witnessed fights among condo residents over trivial matters like smoking, noise etc living hall nice but rooms very small. Many insects cockroaches lizards, ants, fly, even snakes sometime. Elderly or woman best don't walk near park and canal, few cases of thefts and molest..some went unreported when some are neighbors..too many shady characters living here. No go -

Lousy feel
Interior quality bad , impartial arrogant condo Mgmt , lousy neighbourhood spirit. Canal is a hot spot for many insects at night, came into units . Some women residents complained pervert and theft happened nearby too. Don’t be fooled by a “a book cover “ and agent sales pitch! The geomancy & past history of this condo very negative- red flag especially 4th $ 6th.floors.I sold my unit -

Smokers heaven
Caveat- beware of surrounding b4 sign on dotted lines. Avoid 6th floor too many smokers and suspicious illegal short term rentals..Sometimes can be noisy and polluted with littering by inconsiderate agents & residents..Inefficient condo Mgmt, many fights, pickerings over car parks n facilities. Negative vibes! -

Overrated by agents
I signed 2 yrs tenancy but terminated within 6 mths. Many residents here are property agents too. I was shocked among our 6th floor neighbors, many r agents. Nothiing against them but can tell these people very fake and irresponsible . How they litter the common areas , smoked near staircase etc and their spoilt children shouted and whine over trivial matters showed their poor parental upbringings. Near canal but very NOISY & lot of mosquitoes. 6th floor has the most defects issues. The constant visits by contractors to repair also useless. The problems kept coming back. Decided to terminate when whole place is full of negative vibes and a unreliable,dishonest landlord who also is property agent! -

ugly fronts yet to be seen
Overrated by forerunners and none wrote about poor interior qualities and outstanding repairs since TOP..There was reason why previous developer delay the construction and stop half way - lack of fund and outstanding debts.. the daily noises caused by neighbors is also great concern. The disturbing noises happened throughout nights. U can hear marble dropping sounds from 7th level , and the wall seem sooo thin to start with..Avoid 6th floor when several already moved out or shorten their tenancies.. -

Excellent amenities and awesome facilities
H2O Residences is conviently located just next to Layer LRT and only 3 LRT stops away from Sengkang MRT NE line. Good Pts of staying in this Condo: 1. Being just next to LRT (public transport) and interconnected to other parts of Singapore. Sheltered linkway from Layer LRT all the way to the Condo. 2. 7-8 minutes walk to Seletar Mall. The Seletar Mall is currently the only one that has Cinema in the whole of Sengkang. Also good retail mix of shops for residents. 3. Opp (across the LRT) is Sheng Shiong supermarket, coffee shop, clinics and a bakery. 4. Upcoming integrated development of wet market and hawker centre by 2020 which is 5 mins walk away. 5. For outdoor lovers, park connector behind the condo leads to Sengkang Riverside Park and to Punggol Promenade. 6. Near Seletar Aerospace and upcoming business development as stated in govt Masterplan. 7. Excellent full condo facilities with 2 swimming pools and awesome landscaping by developer City Development (CDL). 8. Very friendly neighbors and numerous cohesion activities organized by the Managing Council. Kampong feel. 9. Proactive and dedicated Managing Council and Managing Agent on all estate matters. Proactive maintenance on upkeeping of entire estate. Also, mthly maintenance fees kept the same for 3 straight years with no increase since TOP testament to the good work. 10. Pricing as alluded to all the above still remain extremely attractive relative to surrounding newly launched condominiums. -
