Superb Location But Noisy & Small Room
I saw a 2 bedder unit facing the MRT and it was very noisy. The trains come and goes and you can ever hear slight sound with windows closed. 2nd room is tiny. Location of this project is superb though. MRT exit is really at the doorstep. Great for rental though. -

Optima noise noise noise
If optima is far from town maybe river suites wld be better or even One Newton! If noisy then a good class bungalow at king albert wld be ideal. U get quietness n near mrt ; ). Never mind abt the price. It's happiness that money cannot buy ; ) -

Noise Noise Noise
Staying near MRT is supposed to be good but this MRT station is so faraway from town! Location is just too out of the way so this cannot be compared with Bedok. The main big problem with this property is the noise caused both by the MRT on tracks and the road. Not worth to buy here given the large supply of flats in the coming 2 years in this far east area. Unless they plant tall trees to block off some of the noise and to give a bit of privacy to the apartments, this is generally not very nice for long stay but families with noisy children may not mind the extra noise anyway. -

Optima
Optima is set to TOP early next 2012, making her one of the most sought after condo in district 16. With the Bedok Residences launching in November with a speculated PSF of $1300-$1400, Optima begins to look like a steal going below these indicative prices. Overall Optima finishing is much better average. Location wise is excellent choice for rental investment. If you are someone looking for a serene surrounding for home stay, Optima offers such ambience too. Highly recommend to get a unit now before prices start to creep up nearing TOP. -

Convenient and peaceful environment
Optima is in a super strategic location where its is withnin 10 mins drive to expo and airport. Transport is extremely convenient with MRT, bus stop, taxi stand just outside the development. Amenities are also nearby with food and supermarket 5 mins work. The surrounding is quiet with only private estates. This is one of the best private condominums in Singapore. -

What kind of location is this?
These days as long as you are near an mrt station, you would think it is good. This is Tanah Merah, almost reaching the airport! So far from town and the condo all has MRT view. noisy and no privacy! -

It's a rare gem!
Besides those +ve points we already knew, here are some little little things that truly make it special and rare, at least to me, that I feel I must share. (1) A home will not be a home without a wonderful neighborhood. Take a slow walk around Optima, you will immediately notice the neighborhood is full of dog lovers (both western & asian owners), people who still take time to engage in slow leisure activities & of course we will not miss the after meals strollers in the evening. How often do we find this in Singapore these days? (2) MRT entrance is just 20 seconds walk from the Optima side gate. I repeat it's 20 seconds walk from the Optima side gate. (3) Private housing area with almost no HDB to be seen at all times. That's what I call a true private & exclusive living area. If I pay so much for a private property, I dont want to see any HDB around. (4) Things we see coming: Upcoming 4th University (2 stops away), new Expo halls, new Changi Point Shopping Center & new Changi Business District (1 stop away), new Bedok hub & new bus interchange (1 stop away), Integration to the upcoming Downtown Line MRT, Park connectors linking Bedok Reservoir & ECP. (4) Elegant lifestyle blended with down-to-earth living. 5 mins walk across the neighborhood will bring you to Simpang Bedok, if you fancy a good cup of Teh Tarik with friends after a long tiring day of work. My only and main concern is the noise level affecting those stacks facing the MRT and Main Road. The key is choose the right stack! -

Excellent Location
As a frequent traveller I find Optima suits my purpose as it takes me to the Airport in just a few minutes. To Raffles Place is 18 minutes and only one stop to Bedok to do my banking and for good food. It is also close to the beaches where I head to after the hectic week. In terms of investment, I believe my studio would appreciate in the course of further development in this area. -

Finally sold it!!
Now that finally my sales proceedings are done I can write a review..whew! Its a great property if you like living near mrt, but I think its time to cash out on your investment. My logic was: - Lot of supply coming in. Optima plus point is early top..once other condo start getting TOP at 2013-2014 it will be a nightmare to hold. - There certainly will be Noise issue with mrt and Road, as earlier reviewers pointed out. - Expats looking for quite and bigger units will prefer casa merah/east meadows rather than optima. -Wasted Baywindows and Planters, once the units are ready,actually space will be rather small. -Retail mall nearby is boosting Optima price..but once the construction starts would ppl really want to live next to construction. Can be a nightmare if thinking of renting out. - Optima space is very small. all facilities are tucked in. Might feel cramped for space. These were my reasons to cash out when I still can. Just my point of view, but its a nice place to stay if don't mind mrt and road noise and possible construction of malls next to you for few years. Need to think now what to do of all the cash earned while waiting for 2013-2014. -

Sound from MRT & Road is OK
I've been there 5 times. Both night and day. And even viewed the unit nearest to MRT at Casa Merah. I even went to different HDB blocks near MRT and exp ways to have a feel of the noise levels. I want a place near to MRT. I realised this will come with noise from main road. When the train reaches a station, it slows down, the sound is effectively lowered, compared to it running full speed on the tracks. I have read this on other forums, as well as verified it onsite. After viewing so many units, the worst is staying near expressways! Try viewing a unit beside one and u know what i mean. Closing the windows cannot help anything! Or staying beside an MRT track, u get the track sound but cannot see the station. After weighing all the factors. Its better to get a premier unit in this project. Where else u can find a condo with all these advantages: - within close proximity (1-3 mins walk.. i mean stroll) to a MRT. - not near to any HDB - has a park - empty plots of land for future development - by a well-known developer - no odd shape The choice is simple -
