1. I would like to know what sort of evidence I can ask for if the tenants (foreigners holding employment pass) asked to vacate the rental property on the basis of "loss of job and change of government policies".
The tenant signed a 24-month lease and it is not the 8th month into the lease.

2. Also, in the event that the above reason be proven valid what is the notification required from the tenant?
Thank you so much for any one's advice.

Without implicating the communication with my current agent, I would just want to understand what is the common industry practice. Thank you
There should be documentation proof from their respective employers for loss of job, relocation and etc. I have not heard of any changes to the government policies pertaining to rental.

### 1. **Evidence to Request from Tenants:**
If tenants (foreigners holding an Employment Pass) claim they need to vacate due to "loss of job and change of government policies," here are some types of evidence you can request to verify their claim:

- **Official Employment Termination Letter**: A letter from their employer stating the end of their employment contract, including the reason for termination.
- **Official Communication from the Government**: If government policies directly impacted their ability to stay or work, request any official government communication or notifications explaining this change.
- **Employment Pass Cancellation Notice**: A formal notification from the Ministry of Manpower (MOM) confirming the cancellation of their Employment Pass due to job loss or policy changes.
- **Employment Pass or Work Permit Copy**: A copy of their current pass and any related documentation that shows their status change.
- **Alternative Employment or Visa Application**: If applicable, evidence of any ongoing efforts to secure a new job or visa, such as job offers or applications for new Employment Passes.

It’s important to ensure that these documents are legitimate and reflect the tenant's circumstances. Be cautious of any potential attempts to terminate the lease without valid reason.

---

### 2. **Notification Requirements from Tenants:**
If the tenant’s claim is valid and they are legally allowed to terminate the lease due to circumstances like job loss or a policy change, the following would generally apply:

- **Notice Period**: Tenants are typically required to give written notice, as stated in the lease agreement. Since this is a 24-month lease, the agreement should specify the length of the notice period (e.g., 1 month or more). Check the lease terms to ensure this is followed.
- **Notice of Termination**: The tenant must provide formal written notice of their intent to terminate the lease, along with any supporting documents (as mentioned above) to justify their reason for early termination.
- **Possible Financial Penalty**: Depending on your lease agreement, you may be entitled to a termination fee or compensation for early termination, as specified in the terms of the lease.

**Tip**: Always refer to the lease agreement for the specific requirements, as they can vary depending on the terms that both parties have agreed to.

Hi MR Toh, thank you for the helpful advice. I appreciate your taking time to address my question at length. I had a previous tenant using the same reason to terminate the lease 4 months into a lease and my agent advised me to just grant the request. Therefore I thought I had to be extra careful this time.
    Thank you again
