Does the tenant agent have the legal obligation to attend the tenant after the TA had been signed?

He refused to pay the rent because I (Tenant agent) refused to pick up his call and response to his SMS.

Can he lodge a complaint to CEA on me?

I had been responding to him for 6 months (1 year lease) since the TA had been signed.

Hi Sam,

I was just wondering why would the tenant keep calling you?

In general, our obligation is done after the moving in, any services thereafter will be value added and we will usually do so with an eye for the commissions to be earned during the lease renewal, therefore any issues pertaining with the unit will still be highlighted to me before sending out to the landlord.

    Presently i just started a full-time job away from real estate and i really have no time to attend to them.

    I am not the landlord agent, the landlord do have his own agent.

    Also the company will not be renewing the lease and will not be looking for a new unit when the lease expired.

    I don't understand why they refused to pay the rent when i stop attending them? Is irreverent...

I am not sure if it was just me, but i find your posting very confusing.

I suppose you are the AGENT representing the tenant.

You have been responding to him for 6 mths, during which he duly paid the rent ??

and when you STOPPED answering his calls or responded to his smses, he STOPPED paying rent ?

and now he lodged a complain to CEA that you do not answer his calls ?

My questions to you :

How did you know he has stopped paying rent ?

After you found out he refused to pay rent because of your refusal to answer his calls, as an agent (service industry ), why didnt you call him back or answer his calls and ask WHY had he not pay rent ?

Like another fellow agent said, it is added service.

To me, i take it as my service principle.
My service does'nt end with the signing of TA.

Could he be calling you for something important ? That in his opinion, you are the best person to help?

Let me put it in another way :
2 mths before the lease ends, WOULD YOU ANSWER HIS CALL ?

Maybe he wants to renew his lease ?

When a customer (we are all customers at some point) stops getting the service he gets before he made the purchase, he will definitely feel 'CHEATED"

The way i look at it is that he is refusing to pay rent to get you to respond to him. IT IS WRONG, no doubt.

He has no case against you as far as CEA is concerned.

But no harm responding to him to find out why he was trying to reach you.
