Hi,

In my opinion, you have to ask yourself what is your objectives of buying a second property. Is it for pure speculation? Or is it for rental returns? Or for appreciation of assets?

Nobody can predict 100% accurately where the property market is going to head. We can only make smart guesses based on all the economic data and facts and figures from the past.

In the current market, please do not buy on the expectations that prices will go up after 6 months from your purchase. With the cooling measures in place, you will have to set the right expectations right from the start. The minimum time frame I would say would be 4 to 5 years.

Ask yourself, how much do you see your investment appreciate in 4 to 5 years time. If you are confident to achieve a good return in that time frame, then I would say go ahead.

If your objective in this purchase is to invest through capital appreciation and/or rental returns, I will encourage you to hold your guns since what you are interested in is only number game, unless you are able to secure a fire sale unit with existing long term rental.

If your objective in this purchase is to purchase a place for your own stay, the whole perspective shifts into considerations if there will be choice units which suits your family and requirements when market hits rock bottom? It is definitely not easy to come across an ideal unit for own stay therefore in such a circumstances, if this shortlisted unit is priced within your financial means and market valuation, I personally do not see any issue in making a decision to purchase now.

There is never a best time, but I'd say now is not a bad time to do so, as the prices are stabilising (in general). 6 months is too short a horizon to be speaking about capital appreciation or depreciation, 4-5 years would be a good short-term horizon.
