A lot of freedom given to agents for viewings. After that aren’t agents banned from using the house for their own personal stay, bringing friends over, having fun etc. Do advise on what action can the owner take?

How did you know about this? You can bring this up to CEA and if you intend to take further actions, you may want to engage the legal professional for advise on what you can do.

Agents are typically granted freedom during viewings to facilitate the property showing process. However, once the viewings are concluded, agents are generally prohibited from using the property for their personal use, entertaining friends, or engaging in leisure activities. If an agent is found to be violating these terms, the property owner can take several actions:BECAUSE THIS IS A BETRAYAL OF OWNER TRUST EVEN THOUGH PROPERTY HAS NO REAL DAMAGES .

Inform the Agency: The property owner can report the agent's misconduct to the real estate agency they represent. The agency may take disciplinary action against the agent, such as reprimand or termination of employment.

Cease Further Engagements: The property owner can terminate their engagement with the agent and seek assistance from a different agent or agency.

Notify Relevant Authorities: In cases where the agent's actions constitute a violation of laws or regulations, the property owner may choose to report the matter to relevant authorities, such as the Council for Estate Agencies (CEA) in Singapore.

It's important for property owners to clearly communicate their expectations and boundaries to agents and to address any misconduct promptly to safeguard their interests and maintain professionalism in the real estate transaction process.
