I’m the tenant (Singaporean family) and rent HDB house. I would like to contact to the landload who currently stays overseas directly for inquiry of house things.
But the property agent did not give the landload contact and asks us to contact through her only.
It is quite inconvenient for us and sometimes it takes time and some things are not transparent to us.
I read the contract well but it does not mention about it, like contact the landload through the property agent for some issues.
Is it possible to contact directly to the landload’s family that I got the contact number from the landload before?
Although I wanted to rely on the property agent if she is fair and sincere but I cannot trust her after experiencing several issues.

As far as I am concern, I will usually check if landlord and tenant wish to be in direct contact with each other. Sometimes it is not because agent do not want both parties to connect, but either landlord or tenant do not wish to direct contact in cases of disputes, there will be no direct confrontation since agent will be the mediating person between the 2 parties. Otherwise you may wish to speak to your legal advisor to seek advise on potential solutions.

    Thank you for your advice. As I saw the landload and their family in Singapore at sign contract and I got a contact from themselves. So I don’t think the landload does not want to be contacted directly. However the agent herself seems not us to contact the landload directly. And she told me “I work for the landload only” and she decides important things without informing us. As I feel she cannot perform as the mediating person, I decided to contact directly to the family. Thank you again for your advice and useful information.
1. **Direct Contact with Landlord**: According to the **Council for Estate Agencies (CEA)**, tenants are generally allowed to communicate directly with the landlord, especially if it's related to important matters regarding the tenancy. The CEA encourages open and transparent communication between landlords and tenants, ensuring that all parties understand their rights and obligations. 2. **Create a Group Chat**: It might be helpful to suggest creating a group chat (such as on WhatsApp or Telegram) with the landlord, property agent, and yourself. This way, you can ensure that all parties are informed of any issues or updates in real-time, minimizing delays and communication gaps.

3. **Request Proof of Landlord's Preference**: If the property agent refuses to allow direct contact with the landlord, you have the right to ask for proof that the landlord specifically prefers not to communicate directly with you. The agent must provide this information in writing to avoid any misunderstandings.

4. **Polite Reminder to the Agent**: Politely remind the property agent that their role is that of a facilitator and witness in the rental process. The **legal rental contract** is between you (the tenant) and the landlord, and the agent is not a legal party in that agreement. You are not obligated to communicate only through the agent if the landlord allows direct contact.

5. **If Agent Provides False Information**: If the agent refuses to provide proof or tells you something untrue (such as claiming the landlord does not want direct contact without evidence), you have grounds to file a complaint with the CEA. You can submit a complaint with the agent’s license number and contact details. It’s important that the agent’s conduct adheres to the CEA's ethical standards.

Hi, sometimes the landlord wishes to have minimal disturbances and prefer contact through the agent, however if the landlord provided her contact details prior, it might be possible to speak to landlord directly. Sometimes it could be the case of the landlord responding late to the agent, which in turn affect the response to you.
