According to URA website, the last done price in Dec 14 for Wing Court was $630,000 or $723 psf for 6-10 floor. Why the expected price by some sellers is still so high? Are the owner serious in selling?

are you referring to Wong Fong Court ?

There are many reasons, it could be :
1. The Dec 14 unit was Original condition, or
2. It faces the main Guillemard road which is noisier and dustier, or
3. The units listed in Guru are renovated and have better facing.

But do take note that most listed prices are Negotiatiable. Hence the final agreed price may be very close to the one you saw in URA site.

For all you know, it could be an internal sale (sell to family). Lastly, it is always a willing seller and buyer to make a transaction, therefore if you feel that they are not realistic in their expectation, let's move on to other options.
