We entered a rental agreement with current tenant in 2021 which will end this year end. The rental price was very low as it was Covid period. Now the rental price has gone up and we wanted to increase it but our agent said we can't till end of the contract period. Is it true?

It will greatly depend on the contents of your tenancy agreement if such a clause that allows change in rental is in it, but it will be good if we consider what if rental continue to fall back then and if tenant were to want to reduce the rental amount, how will you feel? It is a vice versa situation, that in the event if rental can be increased each time, will you as a tenant commit to this rental in the first place?
