After 7 failed BTO attempts, we bought a sales of balance flat 2-3 years ago, obtained zero housing grants, and the units are sold at higher than launch price. This was at the peak of covid restrictions and housing supply crunch. Will I now be considered a second timer when balloting for BTO after the 5 year MOP? Or should we aim for ECs since our combined household income would probably be near or above the BTO income ceiling.

Hi,

Since you bought SBF from HDB, it is still considered subsidized housing.You will be considered as second timer if you want to ballot for BTO in the future.

In fact, you need to take note that resale levy will apply when you managed to get a 2nd subsidized flat, be it a BTO or new EC.

Good morning,

you will be considered a second timer if you decide to buy a BTO/ SBF/ EC directly from HDB.

BTO without any housing grants is still considered a subsidised flat.

Owning an EC is a good asset progression to build up your wealth or retirement funds.

Sales Of Balance flats is still considered subsidized homes, no different from BTO or resale with housing grants, thus you will be considered a 2nd timer if you go for BTO. Getting BTO is likely going to be cheaper than resale option if we just compare about the price tag, however, if you factor in about the waiting time, where you may need to spend on rental, plus renovation, all in all, resale may not be a bad choice if you are able to find a decent unit.

It is all about supply and demand thus there is no absolute right answer in my opinion.

Hi

Yes you will be considered 2nd timer when you apply for BTO again. SBF is bought brand new from hdb at subsidized price so it will be considered one subsidy taken.

Regulations and market prices of properties may change by then in 2 years time as well. So you may want to monitor first and plan again and see what is the best move when the MOP nears.
