With a budget of SGD 1.2–1.3 million for a condo investment in Singapore, you have some options — but t choice depends on your investment goal (capital appreciation, rental yield, or both), holding period, and risk appetite.
Some key considerations include location, new or resales, size/layout and tenant pool.New launches often price in future gains; resale may offer better immediate rental yield. 1- to 2-bedders are typically more liquid and popular for rental. And proximity to MRT, business hubs, universities = stronger rental demand.
Based on your budget, here’s where you might consider 1 to 2 bedrooms in new launches such as Nava Grove, Pine Grove or the upcoming Holland Village.
Rental yield is approximately average at 3%.
Core Central Region (CCR) rental yield ranges around 2.5–3%, has prestige, long-term value, but entry price tight
Rest of Central Region (RCR) rental yield ranges around 3–3.5%, has balance of growth + affordability
Outside Central Region (OCR) rental yield ranges around 3.5–4%, → better rental yield, more affordable.
If you’re purely yield-focused, OCR often gives the best bang for buck. If you want capital gains over a longer horizon, look into RCR or CCR.
