Do you need her to be a co-owner in this case since she has no other property under her name, she is free to purchase a private residential property with minimal ABSD incurred. Once you have added her name in, you will be subjected to ABSD of 30% if you decide to purchase a 2nd residential property while keeping the HDB.

Hi Wilson,

It is possible but not advisable if you have plans to get a 2nd property. Because she is not a co-owner and do not own any residential property, she can purchase a condo under her own name as a 1st property, and ABSD will only be 5% instead of 30%.

Is there any particular reason why you would like to add her name as co-owner? You can do so however, it is not advisable especially if you both plan to purchase another private property. Her name should be freed up in order to purchase a private property without having to pay Additional Buyer Stamp Duty.
