Hi,

Me and my wife are both Singapore PR and looking for our first home.
I have been PR for close more than 3 years and my wife will reach the 3 years mark in January 2018.
Is it possible to start looking for one already?
If we really found one, possible to buy it when my wife PR status need to fulfil another month or 2?

Hi Vincent,

Both you and your wife need to fulfill the 3-year PR requirement before you can proceed with the purchase of a HDB flat.

If you're looking at private property, then there is no need for you to fulfill this requirement. You can proceed with the purchase immediately.

As your wife's SPR will only fulfill 3 years holding in Jan 2018, it would be good to start hunting for it in late November or early December.

Hi Mr. Vincent,

Yes, it is not too early to start scouting out your new home now.

In fact, there are lots of factors to consider before you are able to find the most suitable one.

(1) Location: not only town, but also considering public transportation, driving, schools, eatery, church, temple, shops, market, main road or off-main road etc.
(2) Level: which level is comfortable for both of you, low, mid or high in the building. Some consider 4th floor for a 4 storey building is high and this is good enough.
(3) Facing: direction facting for different HDB model can make a difference between livable.
(4) How near is near? Some would consider 2km is near, but some only consider 100m is near.
(5) Budget/finace: This is one of the main factor to understand clearly where you stand before you can find the right one.

Buying a home is not just buying a property. This shall be comfortable and agreed between both of you.

You can only pay Option fee when you reach Jan 2018, and Option-To-Purchase can only grant to you by then.

NOTE: NEVER, I repeat NEVER pay any option fee now even owner willing to give you OTP. This is not valid as you are not eligible to buy yet. The contract will void and consider null.

Hi Vincent

Good to hear that you have decided to buy a HDB flat. Generally at the end of the day, people who own a flat will be much richer than those we rent.

It would be a waste of your time to hunt for a flat at this moment as you cannot buy a HDB resale flat until you wife has reaches her 3 years. (in accordancing to HDB current regulation)

From my experience, generally SPR takes less time to decide which flat to buy as their experiences in renting have given them the knowledge compare to a 1st timer Singaporean who have stayed with their parents. Therefore, you should be able to make a purchase quite quickly.

What would be important to you at this point, is to prepare yourself to get a home loan. For example, have you pay your credit cards outstanding promptly. The time that you have will allow you to clean up your records if you have a habit to making late payments. This has an impact when you are applying for a loan.

As most SPRs will likely to own properties in their country it is a good time to decide on how you may want to manage your portfolio. HDB regulation has it that you must not have any interest in owning a private property locally or overseas when you buy a HDB flat.
