You will be able to get a 3 bedder for 1.5mio out of orchard but near the vicinity. With regards to your financial loan eligibility, you would have to get a banker to access your credit status. I would be able to introduce a few bankers for you.

The rental returns for city location in singapore with the current market situation is about 2% yield returns. You should not have much problem getting a tenant in singapore due to its dense population, 5mio people and growing.. A tenant will pay a deposit up front and they will forfeit the amount if they break lease as per contract. This will help you to protect your interests.

Depends on the location. Indeed like fellow real estate practioner, you can get something just outskirt of orchard. 3brms possible, with sizes less than 1200sf or bigger but older maybe 15years and above. Could be 99yrs leasehold too.

Therefore need to be prudent. Wanting a property near Orchards means you are aware that location is key.

For foreigners, you will need to be assess by local bankers on your financial strength e.t.c. Normally the loan is 30percent downpayment and 70% loan. Stamp duty of 3%-$5400 payable by buyer.

The Property Tax is 10% off the annual value determined yearly by Inland Revenue Authority SG.

There is a 3years staggered seller stamp duty impose recently for seller who need to sell within 3years.

For rental yield, it is between low of 2% to 4%average at this moment.

Atually your budget is good for any area near Orchard as well. It does not necessarily have to be right smack in the middle of orchard road as 1.5mil will not get you a 3 bedder.
