Hello,
I am 42 years old, single, never married. I have a one-bedroom condo property (just TOP), never purchased a HDB before. I currently have 200K cash + 50K CPF. I have no debts and no car. I have a stable job in a managerial position for more than 10 years. If you were me, what do you think would be best for me in the next move? To sell the current condo and buy a two-bedroom condo for a new launch or buy a resales EC and rent out for profit or what other alternatives can you advise? I'm looking forward to hearing your opinion and walking me through the next investment path.

Thanks for enquiry. Based on info shared, two questions come to mind,

1) Would you be inclined to move out and have your own place soon to enjoy your desired lifestyle? This is a personal question as everyone has different views

2) Do you have other life goals in mind or your aim is to fast track the retirement asap?

3) Is it likely you will be inheriting your parents property once they pass on?

It will be easier to make better recommendations based with the above info, as it will give us some direction on what is the optimal approach.

Hi, I believe you are mainly looking at staying in a private apartment moving forward.

What are your main plans moving ahead? If you are actually looking for capital gains and new launches, you can consider going for it. 42years old is a interesting age where you have worked hard for years and yet still considered young. If you are looking to start enjoying the fruits of your labour, you can actually consider some resale condos with dual key concept for future goals. Dual key offers the flexibility of renting out part of your unit without having your privacy disturbed, and in the future if you wish to have a family, the additional space can be obtained back to get back a bigger unit.

All in all, what your plans and goals are will affect the decision we put in place for you.

Investment is not only through real estate, but if you are only familiar with real estate, then we can work on it. At 42 years old, you are not considered a young investor or old investor, but you need to be cautious as you move along within the economic uncertainties.

I reckon to go for 3 bedroom within you affordability, rent out 2 of the rooms or the entire unit if you are not looking to stay in the unit. A bigger unit tend to have better appreciation potential. I would assume that you have utilized CPF on your one-bedder that has just TOP. As such, you may not be able to utilize the CPF OA if the basic retirement sum is not fulfilled. You will need to manage your Total Debt Servicing Ratio and Loan to Value requirement. There is also a need to wait out for three years before you can sell your current unit, so as not to incur Seller Stamp Duty.
