Can I let my spouse to stay a occupant while I takeover his mortgage during re-financing? Am not talking about decoupling to buy his shares. The main intent is to free him from any outstanding loan to purchase another private property,and able to get up 75% bank loan but he is still subject 15% ABSD. Please advise asap.

Good afternoon,

I assume you are referring to private property. Based on the limited info shared, yes if the finances are strong, and the loan applicant is able to obtain the loan amount required (base solely on his/her income, age and credit profile) to refinance on her sole borrowership, yes it will be possible to remove the spouse name from the mortgage.

Hi Mdm,

It is not possible if he is still the owner of the property. He will only be able to loan up to a max of 45% for the next property, as he is also currently the owner of a property that is still under mortgage loan. The only way he is able to get up to 75% LTV, would be to decouple from the property.

This also makes sense anyway. Because by doing decoupling, the Buyer of his share (in this case you) only pay 3-4% of 1/2 the property price/valuation, and he could save up more than 15% in BSD/ABSD for his next property purchase.
