Dear Sir/Madam,

I'm 58 and spouse 55 next year. We want to sell our existing EM flat to help my son (aged 28) to buy a resale EC. My son will be the sole owner. Since we are financing for him, he intends to WILL the house to us for our security. Is this feasible as my spouse and I have existing properties?

If we sell our existing EM (after my spouse turns 55), will the sales proceeds need to return to CPF for our subsequent claims later or can we keep it since we both have set aside FRS.

Next, after setting aside the FRS, can we withdraw the existing balances in our Special Account and Ordinary Account to finance my son's purchase of a resale EC?

Appreciate your advice, please. Thank you.

Good afternoon Mr. Segar,

Based on the information shared, it looks possible. At 55, the OA+SA will combine to form the RA Retirement Account. If the both of you have already set aside full retirement sum (FRS) in your individual RA accounts, anything in excess of that can be withdrawn, and the property sale proceeds after selling can be withdrawn as cash for your own use as well.

Yes a will is a private arrangement, hence there isn't any restriction on that. The only concern would be as he's a sole owner, he would be able to decide on all matters pertaining to the property, be it to sell or lease out. Hence this is a private arrangement which all parties have to be comfortable with.

Yes it is possible to WILL the resale EC to both of you as the resale EC is a private condo and therefore you can have a proper will drafted by the lawyer for the property.

After the sale, both of you will be able to draw out the sums beyond the FRS from your CPF as cash since you have satisfied the FRS. You may use these monies for retirement or to buy a property for your son.

For the sale and purchase, it is important to plan the timeline and finances properly before embarking on the move. With a good plan, you may be able to transit from your current place to the next property with minimum cash outlay without the need for an interim housing solution.

I am Bhavina from ERA Realty. Based on what you have shared that both you and your spouse have set aside the Full Retirement Sum (FRS) in your individual RA accounts, anything in excess can be withdrawn. The proceeds from the sale of your EM can be withdrawn in cash as well.

Having your own existing properties will not affect the will. Hence, your son can will the Resale EC to both you and your spouse. There are many reputable lawfirms who are experienced in doing up wills, and I can recommend you the law firm contacts too.

Your son can will the resale EC to his parents.

After the sale of the mansionette, the cpf will be returned to you and your spouse cpf accounts .

Since you are above 55 years old and fullfilled FRS , anything in excess of the FRS can be withdrawn for paying your son resale EC . Almost likewise for your wife , With the exception of she having to wait till 55 years old .

Please note your son need a job to qualify for some loan , unless you and spouse can full sponsor for the resale EC .

Also please note , later on if your son intent to buy a new bto hdb , or buy a new subsidised EC , the purchased of the resale EC as planned , will delay the process by 30 months .
