can I please check, when it comes to conveyancing lawyers, the law firm may not be on certain banks panel. But for new launches, the law firm may also not be on the developer's panel and therefore cannot be used?

You can use your choice of law firm as long as they are under the panel of the bank that you choose to take a housing loan from.

As long as your choice of law firm is not the same as developer's, its fine to use.

Hi,

If the law firm is not on the bank's panel, you will not be able to appoint them as the conveyancing law firm, should you choose to take a home loan with that bank. The developer does not really restrict buyer from any particular law firm, not that I have heard of, unless that particular law firm has had a particularly bad rep.

No, developer will have their own lawyer. The buyer, if require a home loan for the purchase, will need to appoint the conveyancing lawyer that is on the panel of the bank where they are taking the loan from. Getting BTO is likely going to be cheaper than resale option if we just compare about the price tag, however, if you factor in about the waiting time, where you may need to spend on rental, plus renovation, all in all, resale may not be a bad choice if you are able to find a decent unit.

It is all about supply and demand thus there is no absolute right answer in my opinion.
