Dear friends, i am a Singapore citizen currently living and working overseas. I would like to buy a resale HDB (since prices keep going up) as i plan to return back to Singapore in future. Could you please advise if HDB will grant approval for renting out in this situation whereby i am already overseas and requesting for approval to rent out ? I am ok with the MOP being shifted till the time i return and fulfill the obligations. Thanks for the feedback.

Hi,

1) You may only appeal to rent out the whole flat after the purchase and not before.
2) The HDB is dealing with such requests on a case-by-case basis. There is no straight line drawn for this.
3) You are absolutely correct that the price of property is inching up. So it is better to buy earlier than after.
4) After the cooling measures implemented on 30th Sep 2022, although the price of the HDB has stopped booming upwards, there is no sign of dropping but reached a state of stable.
5) We are seeing fewer COV cases and the buyers and sellers have come back on earth and not getting over-excited in their purchase and selling respectively.
6) So I would say now is the time to buy.

Renting out the whole flat during MOP is not allowed, but you may submit an appeal to see if they are able to allow your case. I do have clients that successfully appealed, based on their case and circumstances, and helped them rent out during their overseas posting. Read More
