Dear Gurus, I am a relatively new agent, recently I served a family, I drive them around for weeks to look for a flat, they met a new agent who told them that he has a flat to show them, my client, thinking that he is from the seller side went to view the flat without me, they like the flat, my client told this agent that they already have an agent and will ask me to call him, but this agent said he has decided to represent my client and will get his friend to act for the seller, my client refuse, and now thinking of complaining to CEA, does my client has a case?

Morning Chris, Depending on the method of approach and who initated the approach in the first place. By CEA ruling, if an agent advertise for the property, they would be deemed as representing the seller. I'm sure your manager will be the best person to advice you accordingly.
