Dear Gurus,

Would like to seek your advice regarding a major bath tub repair in our rented property. The bath tub cracked while my husband was using it. We called for plumbing professionals to have it checked and they confirmed that there's an underlying problem in the bath tube pipes, which were leaking, causing the corrosion of the pipes. During our first month of tenancy, the landlord has to have the leakage around the same bath tub repaired as well.

The problem is the landlord wants us to pay for the whole repair of the bath tub, costing about Sgd 2,000 (based on a supplier's estimate). Are we liable for such major repair, which is clearly due to wear and tear? The condo unit has been on rent since 1993, with the same bath tub. The landlord insists that we follow the contract wherein we have to be liable for such major repair.

Kindly advice. Also, if you can refer us to any legal counsel as the landlord refuses to come in terms nor even discuss about this. Thank you.
