The pricing put up in resale market is always a case of willing seller and willing buyer before transaction. Since the tweak of resale procedures, the valuation of resale HDB will only be done once seller and buyer has agreed on the price, with deposit made and option to purchase granted. Buyer can choose to walk away from the transaction by forgoing the deposit paid if valuation is way out of range and affordability. This is in line with private sales procedure.

Hi,

Generally newer flats which just reach MOP have higher valuations, what's more at a premium location in tiong bahru. Depending on unit condition, facing, size and floor, valuation may or may not be justified.

Newer flats have longer lease and hence the value is higher. The estate that you are looking at is nearer to Central which adds onto the value of the unit. The next thing that you will need to consider is the supply and demand ratio. If cost is your main concern, you might want to work on something within your budget.

New unit which just met the MOP of 5 years may have higher value as they have the longer lease comparing to older units. Some of the considerations Valuation takes into account includes balance lease, the flat location, the flat condition, and the floor level etc.

Having said that, I do not think a 3-Room HDB flat in Tiong Bahru should not cost $700k in the current market.
