Recent comparable transactions at Blk 115B 04 to 06 floor 110sqm 5-room unit sold at $500k in Aug 2023 , Blk 115C 10 to 12 floor 110sqm sold at $600k in Oct 2023. It depends on the exact size, view, unit condition as well as any ethnic quota restriction. Indicative valuation should be approximately $500k to $550k based on data alone.

115A Yishun Ring Road consists of 45 units of 5 room flats and 39 units of 4 room flats. The 99 years lease commenced back on 1st July 2001, meaning there is a healthy lease balance of 76 years and 7 months currently.

Looking at the past transactions, there were no 5I units sold within the whole of 2023, but there were 3 units sold in 2022, between $500,000 to $545,000. If we look further into 200m radius from this block, there were a total of 4 transactions for 5I units for the past 12 months, price ranging from $500,000 to $608,888. This gives you a rough estimation on the potential price for your unit.

And if we look into what are the comparable units for sale within the 300m radius from your block, there is no existing units for sale unless we expand the search to within 500m, then we can find a 5A unit (essentially a jumbo unit) calling for $760,000.

The absence of existing listings for sale could benefit you as you are the only unit for sale in the market for you to list for a slight premium price depending on conditions of your unit as well as any ethnic ratio restrictions, which based on December 2023, you are eligible to sell to all races and nationalities for SPR.
