Regarding my present 4 Room HDB flat (Type 4A/103 sqm) (at 8th Floor) at Block 332, Serangoon Ave 3, Singapore 550332 :

I am concerned about the depreciation of my flat.
My HDB flat is built in 1985 (now 36 years old).
Presently, a few units of the 4 Room HDB flat (Type 4A/103 sqm) (8th to 12th Floors) in Blk 330, 331, 332 are selling between $550,000 to $650,000.
Please advise me the following:
1) When (which year?) does my 99 years lease HDB flat start depreciating in value?
2) Based on the present Covid 19 situation, how much more (what percentage?) can my flat start to appreciate (and in which year in my 99 years lease?)?

Hi Gordon,

The balance lease is approx 63 years, which means buyers 32 years old and below will not be able to fully utilize hdb loan or CPF OA, (it will be pro-rated because it can't last them until 95 years old), meaning more cash top ups are required. This issue will continue as the balance lease continues to go down and with more buyer groups getting affected, in theory resulting in a shrinking buyer pool. The impact to you is that less buyers would be able to offer a better price considering the cash top up issue, which means in a way the lease decay issue is already affecting your attainable sale price.

If you look at older resale hdb prices generally they are starting to stagnate and it is getting difficult to appreciate further due to various hdb policies. Another thing is the longer the wait, the more the supply for newer BTOs not far from Serangoon will pop up and it will be harder to achieve a better price from today. (The BTOs at Hougang have started to get 5 year MOP, and 5 years from now Bidadari as well).

It may be a optimal time to sell now since its still advantageous to do so. You can recycle the capital into a property with higher potential capital appreciation potential.

Hi Gordon,

I want to highlight that despite the restrictions in utilising the HDB loan and CPD usage due to the decaying lease, it does not necessary mean that there will be depreciation involved. It is only a factor of consideration for prospective buyers that may reduce the buyers' pool.

The resale market trend weighs heavily on the supply and demand, therefore you can see that resale HDB transactional volume and pricing can remain consistent or constant in the older and prime estates like Toa Payoh, Tiong Bahru and etc.

There is no standard formula as to which year will value start to depreciate for real estate. Hope the above helps.

I can understand your concerns on the lease decay of your HDB flat, as this has been a common concern for some home-owners. This is also something that the Government will look to tackle in the years to come.

As for the questions you asked, I believe no agents will be able to give you a definite answer, as agents do not dictate the prices. Prices is derived from market supply vs demand.
