PERSONAL OPINION: IF i represent landlord > i will EDUCATE LANDLORD to INSERT this in the TA clause because :how will you feel as a tenant eg . if 5 years old washing machine, tenant used on 2nd day , already found it spoilt and asked to pay for it ? to be FAIR to tenant , many things in the home not yet tested when tenant view the place , some landlord also DID NOT CHECK THEIR own appliances before rented out , so the FIRST MONTH DEFECTS WARRANTY is FAIR and REASONABLE in my opinion. And to be written in tenancy agreement is to AVOID DISPUTES LATER.
If i represent tenant , i will request this term to be mentioned in tenancy agreement TO BE INSERTED ( and also the " letter of intent " from tenant to landlord to " book " the place)
Landlord's Approval: If the TA doesn't mention a 30-day warranty and the landlord didn't explicitly approve it to the agent, then the agent might have overstepped their bounds.
