In Singapore, there's no law mandating a 30-day warranty for defects in a rental property. The validity of such a warranty depends on the following:

Tenancy Agreement (TA): If the TA clearly states a 30-day warranty clause where the landlord is responsible for repairs of certain defects within 30 days of the tenancy start, then the agent acted within the agreement.
PERSONAL OPINION: IF i represent landlord > i will EDUCATE LANDLORD to INSERT this in the TA clause because :how will you feel as a tenant eg . if 5 years old washing machine, tenant used on 2nd day , already found it spoilt and asked to pay for it ? to be FAIR to tenant , many things in the home not yet tested when tenant view the place , some landlord also DID NOT CHECK THEIR own appliances before rented out , so the FIRST MONTH DEFECTS WARRANTY is FAIR and REASONABLE in my opinion. And to be written in tenancy agreement is to AVOID DISPUTES LATER.
If i represent tenant , i will request this term to be mentioned in tenancy agreement TO BE INSERTED ( and also the " letter of intent " from tenant to landlord to " book " the place)

If it is not stated in the Tenancy Agreement, then there is no need for landlord to observe the 30 days defect free period. If agent has promised this to the tenant, then agent should make good based on their own accord. Nevertheless, I believe that there should be some goodwill practise by landlord too, especially if tenants are good profile who may not give landlords any further issues after moving in. It also allows the relationship between landlord and tenant to be good, and in future be a great platform when it comes to lease extension.
