Hi I have gone through the questions from landlords,and tenants complaints and the answers the agents are giving doesn't sound logic at all.
Like one of the agent answered my question regarding commission charged above market value.
My question was how can the agent charge above market value.
The answer I got is no harm paying higher then market value.
Why should I pay above market value and somemore charge me double the market value.
I consider this dishonesty to the landlord.I consider this fraud or scam.
Another question ask by landlord is when tenants give up without serving the 1 yr agreement. The landlord ask should the agent who find the tenants pay the land Lord part of the commission.
The answer is the agent dont have to pay back and the tenants have to settle for the balance mths.
Also there was a question if the tenants braught in by the agent fulfill the 2 yrs lease and wish to extend for another yr.Must the landlord pay the agent commission.
The answer was yes.
The way the answers are looks like the agents are giving in favour for themselves.
You set the rules yourself and you are forcing the the tenants and landlords to sign for that.
I think there should be approval from the legal sight.
To me as long as they accept the commision for 2 yrs lease or 1 yr lease they have to refund part of the commission to the landlord because they fail to make sure that the tenants stay for the period they sign for.
I think base on all these matters the affected landlord or tenants can bring up the matter to case.
If the agents will not refund part of the commission and the landlord or tenants have to face the lost.Then why should the landlord or tenants pay commission when there is an extension.
The way the agents are working is they just get for landlord the tenants or find for tenants a unit.Sign contract and collect the high commission. After that any issues you ask the landlord and tenants to solve among themselves and wash hands. Isn't it the duty of the agent to solve any disputes among the landlord and tenants?I paid close to 6k commission just to lease out my newly renovated fully furnish 5 room HDB flat to a corporate who needed a whole unit for the workers who are working as nurses in a HOME.
There for I disagree to pay commission if tenants wants to extend. As long as the contract ends,then the the landlord or tenants have the right not to use the agents for renewal.
My agent cheated me stating in the contract that I agree to pay 1 mth rental for renewal. Its my fault that I trusted her and sign the contract without reading the clause properly.When she explained to me about the commission I taught it's a 1 time payment and did not realise that she was charging me 1 mth rental for 1 yr and 2 mths for 2 yrs.If the tenants sign for 12 yrs that means I must pay commission 12 mths is it.Which means pay 1 yr rental as commission and lease out for free for 1 yr it.Doesn't sound logic at all.If the corporate wants to extend for another 2 yrs I wont pay the agent the commission because she have taken commission for 4 yrs which is suppose to be market value.
Property agents pls don't set your own rules and practice and rates and charge poor people who desperately need to rent out the unit due to financial difficulties.I agree there are people who rent out the unit as investment, To those you can try asking above market value.These people also wont pay you 100% above market value.I also know of some agents who take below market value .They are honest and explain clearly.
So I have my rights to change agent who charge 1 mth for 2 yrs if my tenants wants to renew the contract.
