(1) There are some pros of buying old condo:
(a) With the same price you can get a larger size and more spacious comparative to the new ones.
(b) You can see exactly what you are getting at, inside & outside of your unit, and the surrounding amenities, available transportation.
(c) Can renovate to your style.

Main cons are:
(a) Majority of the older condo are quite run down in terms of the unit and facilities.
(b) Higher maintenance fees
(c) Have to do a major overhaul on the unit.

The cons of buying an old condo would be

1) May having potential of capital lost instead of gain. The reason being, as for example, Chiltern Park, TOP much earlier, and the very 1st owner purchased price might be much lower comparing now. These owners may afford to sell it much lower than what is market asking right now.

Hi Mr Ong,

Chiltern Park lease starts in 1991, hence the balance lease is 73 years.

Buying for own stay is totally different from buying for investment. If you're buying for investment, I will definitely advise you against Chiltern Park, because there are plenty of better choices around for you to consider.

But since this is for your own stay, criteria like proximity to amenities and work place can save you precious time, and these can't be bought using money. You will have to consider these factors carefully as well.

However, in the capital appreciation point of view, you may have to ask yourself, how long do you plan to stay in this condo? Because condos with balance lease of below 60 years, you will find it hard to get buyers. If you purchase it today, your best hope of making money from it would be for it to go en bloc in the future.
