Hi agents,

I am currently selling my house with an exclusive agent, but I feel that he is not performing his duties well. Initial meeting with him, he told us he is willing to help us sell at the highest possible price and we have agreed that my asking price is reasonable. But after 1 week and 2 viewings he had ask us to lower our price due to market is bad and has ever since pushing us to lower quite abit from my asking price for the past 1.5months with all sorts of reasons. There has been about 8 viewings and a few offers but not quite up to my comfortable selling price. I find that he is trying to push for a fast sale which is unethical. It is time wasting for us. I have also spoken to him regarding this but of no use as he keeps repeating the same thing. I understand we as sellers have the final say but it is very taxing on my wife and me to deal with him. Can any agents advise on my situation? Thanks

Good afternoon sellers,

Probably you can share more information on what were the offers and your address so I can advise you better with past recent transactions whether your exclusive agent said is right or your asking price is realistic.

If you are uncomfortable with the partnership, you might want to terminate the exclusivity and find someone that both of you are more comfortable.

I am Bryan from ERA. In order to give a fair comment, we need to know more details such as your address, price that you are trying to get. Other aspects determines how much your house can be sold as well, such as whether it is high floor, corner, whether there is west sun, door facing directions, whats outside of the window, condition of the house etc. Some agents tend to over-promise, paint beautiful picture just to get the exclusivity. As for exclusivity, it can be terminated.

Hi, firstly an exclusive could be terminated anytime you wish to and you do not have to wait till 3 months later. May I suggest that both of you will talk it out nicely and in a way to give him a last chance? Due to the weak market sentiment, there is a high possibility that all the offers that are coming in would be very low. If all else fails, you may consider getting a few agents then and to start interviewing them and to select one that you be most comfortable with.

If you do not feel comfortable nor satisfied with your agent's performance, you can terminate the exclusive accordingly. You can also seek alternative opinion from other agents which you might feel more comfortable with.

Normally when we work with a seller with regards to the sale of their properties, we will seek to find out more about the needs of our seller, be it relocation for schools, upgrading or investment. after which we will sit the seller down and go through the whole process or financial planning and the required timetable. Every decision have to be communicated and explained to the seller on how it will affect the overall plans of the seller. In today's market, its leaning towards the buyer and prices have also started to come down a bit. however this works both ways when you are looking for your next proerty as well. Hi,

Believe you have had a good amount of inputs already, but I would just like to add that you in current soft market, getting a few reasonable offers is not the norm hence your current agent may have a point. But if its ridiculously off from comparable transactions nearby, you may be right in saying he/she is not really thinking of your interests.

I believe you should just work with an agent who can be committed and execute a detailed marketing plan for your unit. Interview a few of us to be sure. Thanks and hope to discuss and assist further.

Dear seller,

How long more is there to go for your exclusive agreement?

Since you have mentioned that you have spoken to your appointed salesperson about the expectations or unhappiness but he/she is continuing to perform at such level, I personally felt that it would be the best to speak to him 1 final time and set the expectations right and let him know that you will otherwise consider opening up your options instead. Terminating an exclusive agreement may not be as easy as it seems like what my fellow professionals have pointed out. You may wish to look into the agreement signed with the appointed salesperson to find out about the termination process.
