Hi All,

Am staying in a 5 room HDB in Jurong West and is waiting to move into my new EC which is due to TOP in 2 years time.

Can I seek your advice on what is an ideal solution for me now?

Should I market my HDB first and sell when the price is right and then move in with my parents first? I can also reimburse my stamp duty in cash from the CPF.

Or

Wait till 6 months before EC TOP then market and sell? Might be under pressure to sell at a much lower price. Also not sure if the market sentiment would get weaker.

Appreciate your advice on the pros and cons and whether there are any better alternative?

If were to market my HDB, how can I get a valuation done?

Hi, due to the weak market sentiment, it is better and advisable to sell off your current unit first and then move over to your parents place as what you mentioned. It will be less stressful cum pressure this way as compared to only starting to sell it upon the TOP of the EC. Afternoon,

I would say that no one can tell you how the market will be like in 1.5 years from now. Selling now will ensure that you have secured the funding but that does not mean selling in 1.5 year later will equal to lesser return. It is always prudent for buyers to understand how much funding are essential to secure the purchase and work things out from there.

Fortunately you have option 1, can move to your parents place first.

Assuming the HDB can sold at the same price now and 2 years later, the advantages are
- no stress on the market sentiment within now and then
- can concentrate on the new property 2 years later instead of new and own. Cut down one stress.
- save 2 years CPF incurred interest for the amount you had utilised for your current flat
- save 2 years CPF incurred interest for the amount used for ABSD.
- can use the proceed of the current flat to re-invest on any safer product or FD to earn some interest.

The disadvantage is only if the market pick up. But no one can predict the market movement.
