Hi,

Contemplating to invest within budget of $1-$1.2m for a 3-bedroom unit.
Currently short-listed 2 projects (Optima & Scala). Both near MRT (one above and other below ground), good rental potential (near oversea schools, future university), private residential surrounding, TOP around 2014 etc. Are there any other over-riding factors of either projects? Also, would like to understand what are each project's downside or potential pitfalls.

Hi Alvin,

You are quite spot on regarding the amenities and plus points on the 2 projects.

Difference,

Optima will be at a slightly lower quantum as compared to Scala.

Optima will be purchased in the resale market while Scala will be purchased from developer. Hence, for Scala, you will be rest assured that your pricing for the unit bought would be among the lowest for the project in future.

I am not certain if there is a big capital gain for scala in future due to the last en bloc potential area in Chuan Park. However, there will definitely be rental demand for the region. Hence, uncertainty on capital gain but good for rental.

Anyway, quite a number of cheques for scala has already been collected and the launch will be on 28th Jul.

For The Scala,the 3 bedrooms unit falls within your budget.As you have already know,its just doorstep to Lor Chuan MRT and close proximity to International Schools,upcoming NEX megamall(expected to be completed Q3 2010) and close to major Expressway.Driving to Orchard Shopping belts only takes minutes..With these,you can rest assured that it will have good rental yield.

The balloting day will be on the 28th July(weds) and the last day of cheques submission will be on 25th July ,Sun(tomorrow) for priority booking.The developer do not entertain walk-in buyers on that day and it is expected to be a sure sell-out project as many cheques have been collected.
