Hi everyone
I have a question in regards to HDB valuation vs X-value. The HDB flat that my husband and I want to buy was valuated 50k+ lower by HDB valuator than the suggested X-value.
The owner was willing to go down with the price, but we were just wondering if other agents / homebuyers and homesellers experienced same thing lately that HDB valuation is much lower than X-value and also much lower that last transacted prices of comparable flats in the area.
The valuation report looks immaculate, so we (as well as owner and agent) are just surprised about the low valuation. Anything we should be concerned about, any ideas/ inputs? The flat is located in Telok Blangah / Bukit Merah area.
