I own a 9 years old 3Rm condo
My parents stay with me but they have a 27 yo HDB (fully paid), rented out
1) Should i sell my condo (since Px is so high now) and move back with them to the HDB? AS the place is quite old, I will need to spend quite abit to reno. AM thinking if it is worth spending 80-100K to reno such an old condo. Then wait another 15mths before i buy another small condo as investment (hopefully the market comes down then)
2) Ask my parents to sell their HDB since it is so old and will start to depreciate soon and after that they can use their name to buy another newer HDB which we can move into (and i rent out my condo?) Will they be able to get resale HDB under 1 person name?

Dear sir/mdm,

Sorry, I am confused with your scenario 1 that you mentioned to sell the condo and move back to HDB, and considering $80k to $100k to renovate such an old condo. What do you mean? In addition, while you anticipate that price may come down in 15 months time, it does not mean that from now until 15 months later, the price will not rise, and if it does rise until 15 months later before price comes down, how much of a decrease do you think it will be then and will it decrease to a lower level than now? Chances are from past experience, if it indeed comes down to cheaper than current price range, many home owners will also be looking to hold back from selling and waiting to a better time.

2) As long as there is no emotional attachment to the HDB, yes, I think it is a good consideration to sell and purchase a newer HDB if finances allowed. If your parents are Singapore Citizen, they can opt to purchase under 1 name with the other being the essential occupier of the property.

Good morning,

May I know the rough location of your condo and HDB? As these will play a part in determining whether its the right time to cash out on either property.

For Scenario (1), do you mean selling your own condo and moving back to the HDB and renovating the HDB for $100k instead? If so, I am not sure if that's the wisest move especially if the HDB is older and lease decay issue sets in 10 or 20 years later when you need to sell, which means its even tougher to recoup all the costs you have put in into the HDB.
There is also no need to wait out 15 months if you sell private property and buy another private property next. (unlike selling condo and buying resale HDB).

2) Resale HDB prices are also at an all-time high, so selling and buying a newer resale HDB (with similar sale & purchase price) may still make sense as it saves on your reno cost and need not require top up. If they are able to apply and get a new BTO, even better but the chances of this will be slim if they are 2nd timers. They cannot purchase resale HDB under 1 name, have to include both names to be eligible.

I showed them the data and price trend of the HDB market and advised them that it is a good time to sell their HDB as HDB price is at an all time high and a good opportunity to exit an old HDB with a decaying lease. Transaction volume has been coming down in the past few months and it could be a turning point in the HDB market.
