My agent have brought me to a cluster house which I liked. However the valuation is only 2 mil but the seller is asking for 2.2 mil. My agent says it is reasonable but I thought the reasonable price should be the valuation price. Can somebody advise me ?

Hi,

Your agent owns you a fiduciary duty to assure you get what you intend to get with your interest at heart. So his advice is definitely valuable.

(1) Valuation value is an objective view on the value of property since it already considered the location, size, recent resale price reflecting current market situation, condition of the property. Thus this should be a fair value.

But buying property is not just an objective consideration, there are emotion factor as well:

(1) How much do you like the property, can that justify a 10% difference in value?

(2) Have you find another property that allow you to have 2nd choice?

(3) Is this a rare property in that area that it would be regret to let go.

(4) Do note that every property is unique and there will never be another property can give you the same feeling, even the 2nd choice property is right next door.

Valuation are the result of comparative market analysis. But this data does not include the scarcity and upcoming development. If your servicing agent is able to justify the asking price, you might want to verify his claim and ensure that you are comfortable to execute the purchase.
