hi everyone I will like to enquire as I saw alot of Facebook advertisement
saying upgrade without using ur own cash and what abt stamp duty as well can b cpf?

as I understand for 1% otp and to 4% to exercise the option
as I am having a 5 rm resales hdb
which I wanna sell to upgrade
selling price 650k
hougang st 91 9th floor

I am 41years old
5k mthly income

outstanding bank loan abt 107k in
total
my wife 38 yrs
income abt 2 k

cpf to be refunded abt 445k including interest so I will like to know the time line process for the selling and buying and using the sales proceed the nxt purchase
pls advise

Sure happy to assist. I have helped various honeowners to upgrade successfully to their next place, may I know if you are looking for hdb resale or private property for the next purchase? Also I assume your MOP of 5 years are met?

For buyer stamp duty, its possible to use CPF OA as well. I would need more info such as your available CPF OA and whether if you own any car loan or other loan installments so as to draft up a detailed financial plan for a smooth transition.

If you do not have a interim housing after the sale of the existing flat, then we would need to sell the flat with extension so that you would be able to move into the next property and the timeline would be seamless and smooth.

PropertyGuru only allows registered agents with a paid subscription with PropertyGuru to put up their listing for sale or rent. I have recently just paid over $13k to renew my subscription with PropertyGuru. It is not possible to upgrade without using your own cash. However it is possible with careful planning in terms of your finances and your timeline to minimise the cash outlay by using the sale proceeds and CPF refund from your current place to fund the upgrade.

Based on the information that you have provided, your eligible loan amount is about 770k and with your refund CPF and your sale proceeds of about 100k, you are in a good position to upgrade.
