Hello Gurus,
I and my wife both are SPR for more than 3 years. I would like to buy a house. Before that I talked to bankers because of single income I am NOT getting loan of 80% of house price. If I top up with cash, do I need to pay any extra tax or any thing to government? Is there any such rule buyer should not pay more than certain percentage?

Hi,

Typical breakdown for SPR households of 1st residential property as follows :
Cash 5%
Cpf 15%
Stamp duties and legal Approx 8%
Bank loan max 80%
Hdb admin fees 500
Agent fee 1%+GST

The buyer stamp duties and additional buyer stamp duties are payable regardless of your funding methods. There is no hard and fast rule on what is the "right" percentage, its just your comfort level in terms of finances and risk. Thanks and hope to assist with your housing plans further.

Hi Sir,

There is NO other payable tax when you used cash to top up. However, you need to keep in mind that normal stamp duty of approximately 3% and Additional Buyer Stamp Duty of 5% is still payable.

Assuming you can only secure 60% loan, the balance 40% will consist of 5% cash and 35% CPF or cash.

SPR buyers who purchase their first residential unit are liable for ABSD of 5%, payable by cash. Standard stamp duty and legal fee can be paid using your CPF funds. With 80% loan, you will be required to pay 5% down payment in cash and balance 15% down payment can be paid using your CPF funds too.

Good evening buyer,

Your initial outlay for purchasing a residential property in Singapore will be as such:

1) 5% cash downpayment
2) 15% CPF or cash downpayment
3) estimated 3% buyer's stamp duty
4) 5% additional buyer's stamp duty as SPR
5) legal fees
6) valuation fees
7) pro rated property tax etc
