Hi everyone!
With the en-bloc fever,is it better to go for an old unit(apartment/condo)or go for a resale or better still new launches.New launches nowadays are small and not too fantastics.Resale,I need rental and resonable gains.Not interested in the super expensive areas.Appreciate all opinions given.Thank you!

Hi John,

I think you should go with your mind and heart when it comes to property. And i agree with yours.

From what i read, your heart says "en-bloc fever" and "New launches nowadays are small and not too fantastic". Your mind says "I need rental and resonable gains. Not interested in the super expensive areas"

For me,
1) enbloc fever- don't chase it, price goes up with high fever and cools when fever subsides. High risk high rewards strategy. Its like buying shares with 4X leverage on market rumours.Not for everyone.

2)New projects. I don't like them too. Small and expensive and gives lower yield because of higher capitial outlay on property, fittings and furnishings.

3) Rental returns and capital gains. Don't we all want these. Rental return is more or less stable within a 2 year period, while captital gains are not gurantee for all property types.

My opinion is consider resale 2 or 3 bedrm unit, 99yrs leasehold property located outside prime district along future MRT stations that are not there now.
