Another factor to consider is the maintenance charges. For condo, depending on where your condo is located, the maintenance charges can be quite a bit.

For landed, the supply is not elastic. Govt cannot release more land for landed whereas govt can always increase plot ratio and built more condos.

For those below 40, they usually go for condo and those above go for landed. Landed also can make money and price increases are more sustainable.

It also depends on the district and tenure of the landed.

Some landed FH at prime district asking for high prices and some landed at prime distirct but 99 years leasehold is almost halfed the value.

For Landed, it is good to get 999 and freehold.
The supply of landed is very little. Therefore, is is good for investment cum own stay.

However when viewing a landed, you must anaylse the renovation cost. The roofing e.t.c will cost you $$$ even though there are no maintenance charges like CONDO. The roofing, structural defect especially older landed e/t/c ,charges will cost you a bomb depending
severity.

There are well maintained condo, but it is better to look carefully when viewing.
