Hi,

I am 35 yrs and looking to purchase a hdb flat under single scheme with budget 400k and below. Objective of flat is to rent out and also resale investment in future.

What would be the buying options and recommendation for estate area?

Hi,

You have to be an SC to purchase resale HDB. You can only rent out the rooms while physically occupying the unit during the 5-year MOP period. Thanks and hope it clarifies, may I assist further?

Hi Mr Yong,

Please do note that you would have to fulfill the 5 years MOP before you are able to rent out for passive income. Furthermore, the appreciation scope of HDB have decreased significantly in recent times. Hence, as an investor cum own stay purchaser, purchasing a HDB may not fulfill your investment returns objectives. I had a client recently who wanted to purchase a HDB however, after much consultation, she went for a star buy 2BR condominium; as the returns are much higher and private properties appreciate exponentially over time. Currently there is the cheapest studio unit going at only $4xx!

Perhaps you could share more on your requirements and finances on hand (cash/ cpf OA sum) for me to be in a better position to advise further. You are only eligible to rent out the entire unit upon fulfilling MOP. If you are looking at renting out common rooms, you might want to look at 3 room flat or smaller 4 room flat.
