Hi, first time buyer looking to purchase a resale HDB around teban gardens. I'm very new and is unsure which flat i can purchase with my current finance. I believe I will need to hire an agent thus would like to check is finance advisory part of the property agents scope?

Hi there, I normally will start from the very initial stages such as financial planning, determining your budget, needs and also explanation of the whole process, to recommendation of suitable area, sourcing and negotiation of the pricing till completion of the sales. service fee is usually collected in full at completion stage. If you are intending to engage the services of an agent, you can expect the following:

1) Financial plan to work out the loan. down-payment and housing grant numbers
2) Shortlist suitable units for viewing
3) Deeper analysis of shortlisted unit from pricing perspective
4) Assisting you to make an offer and negotiate accordingly to close the deal
5) Assisting with submission and paperworks

Many of the resale HDB purchase processes are now done electronically and will require the buyers to also log into the resale portal using their Singpass to update and submit particulars and documents therefore during these processes, the agent can be assisting in case the buyers are unfamiliar with the process.
