Hi, for EC with higher resale value in the future, is a smaller unit facing pool view better or a bigger unit with no pool view facing opposite ec block better? Which floors are better too?

The general observation post covid will be to go for the bigger unit as much as possible. Also, not everyone appreciates pool view, as they may feel that it is noisy.

Anything above #5 is safe as it caters to non-low floor lovers. Are you eyeing a particular development?

Hi Sir/Mdm,

There is no hard and fast rule when it comes to unit selection. Generally you want to select a unit with a better layout and facing or direction. There are many instances when the ROI for lower floor units are actually higher than higher floor ones with the same layout and size just because of the lower entry price.

If you are someone who prefer some water view then go for the pool facing, if you prefer privacy instead, then go for the outward facing units.

Hi

Is the pool view facing unit also facing opposite EC block? The distance between blocks also matters for some buyers. I would think if there is a chance to choose, level 3 and upwards are all options you can consider, it depends on the view and facing. I have also sold level 3 pool facing units at a good price for my EC client as well. They made more than their higher floor neighbor because their neighbor entry price is higher due to a higher floor. Happy to share more on how to find the right balance given my experience working on new EC projects.

It is much easier to give more value-adding inputs if you don't mind to share the development you have in mind, so I can share more tailored inputs. After all you have to stay there for 5 years at least for new EC so your own comfort is important too.

I recommend opting for a larger unit instead, as not all buyers prioritize a pool view—some may have concerns about noise and privacy. Additionally, units on the 5th floor and above are generally more desirable, as many buyers prefer to avoid lower floors due to concerns about pests, noise, and limited views.
