Hi gd evening to all,

I have some doubts to clear. My beloved husband had recently passed away 6 months back and I am a widow now. We bought a resale 3 room flat and stayed together with our three children. Our house was fully paid using both our cpfs. We used the proximity grant of 20k to aid in purchasing our house. We had stayed there for nearly 3 years. Right now, my husband had passed on and I want to sell off my 3 room resale flat as all our kids's school are nearby my parents house. However, my house have not reached the 5 years mop and i intend to appeal to hdb because I want to be near my parents. I am the sole breadwinner now and need my parents to look after my children every now and then while I'm working. These are the questions based on my scenario explained.
1) Can my appeal be successful? What are the chances to sell off my flat below the 5 years mop?
2) If hdb approves it, will all the sale proceeds goes back to my cpf account?
3) Do i need to pay back the p.grant?

Hi Mdm,

My deepest condolences to you and and your family. I am sorry to hear about your loss. I am sure things will turn for the better for you.

You could appeal to HDB for the early sale of your flat. Given your situation, I would say you may be able to be granted approval to sell.

However, if your flat is only bought before 11th March 2017, you may be liable for for a 4% SSD on the sale of your HDB flat if you have not owned the flat for more than 4 years. You could try to appeal to IRAS for this, but I'm not very optimistic on a successful appeal from them.

As for sales proceeds, it will depend on the price you sell the flat. If the sale price could not cover your CPF refund, you will not have any CASH proceeds to take back.

I am experienced and well-versed in HDB resale transactions. My area of focus is in Central/Queenstown/Bukit Merah/West region. I will be able to assist you in property plans. Please get in touch with me for a more in-depth discussion.

Should you need require further assistance in matters relating to property, please contact me at my mobile 9748 6305  .

Thank you.

Dear Mdm,

Sorry to hear about your situation. I will be happy to assist you in the appeal and subsequent sale of your flat. I have assisted clients who are in a similar situation as yourself and they have gotten the approval to sell early and moved on.

The answers to your questions:

1) Yes the appeal can be successful as I have helped many clients appeal successfully before.

2) The CPF that you have used so far will go back to your CPF account while the rest will come back as cash to you

3) You do not have to pay back the grant. The grant will go back to your CPF OA and you can use it to purchase your next house.

Please feel free to contact me so that I can understand your situation better and assist you further.

Regards,

Testimonial from Satisfied Clients

“I would like to recommend Nick Tan from SRI. Before we engaged Nick, we were working with another agent from a very popular property agency in February 2017. We decided to terminate the contract after 5 weeks of zero viewings and no paper advertisements. Basically he was just waiting for phone calls. We engaged Nick on 20th April and by 10th of May, our unit was sold off. Why Nick? 1. He has good marketing strategies 2. He always kept us posted on what he did (communications!) 3. He made sure we understand the current market situation but he will consistently reassure us that the unit can be sold off 4. He is not greedy and trusting 5. He walks the talk”

I write to commend Nick Tan (R040814C). When my husband and I first met Nick, we were impressed by his drive, commitment, business acumen and strategical thinking, and decided to engage him. We were not disappointed. Nick sourced for prospective quality buyers in a targeted methodical fashion and was effective in connecting us with serious buyers, notwithstanding the fact that the search primarily took place over Dec – Feb (a traditional lull period). Throughout the transaction, he also gave us helpful advice in various aspects; the advice reflected his personal experience and expertise and was not simply regurgitated from public sources without any value-add. Further, Nick went beyond the call of duty of a competent professional. He had a sense of humanity in the way he interacted with myself and the other parties to the transaction such as my parents. As an example, my newborn daughter was warded into A&E on the completion date of the transaction; the care and concern that Nick showed went beyond the scope of work of an estate agent. I commend Nick for his capabilities and character, and would certainly wish to engage him for future property transactions.

“We are very grateful to Nick for his extensive marketing efforts. With his comprehensive marketing plan, he helped us to achieve a record selling price within 2 weeks of listing our property for sale! We highly recommend his service to anyone who is keen to sell their properties.”
Mr & Mrs Wong (Property Seller)

“Nick has conducted himself ethically and professionally when handling the sales of our property. Thanks to his patience and perseverance, we managed to secure a sales price beyond our expectations. We are very happy and satisfied with his services and will definitely recommend him to our friends and family in the future.”

Hi.. do i need to stay at least 4 years so as not to pay the 4% SSD? And can i use another proximity grant to aid in buying my next resale flat? Is there a limit to how many times i can use the proximity grant?
So far I used the proximity grant once.
